Inventory Falls Again to 150 Active Listings
Active inventory dropped from 157 homes last week to 150 this week, extending the decline we've been watching since early August.
That's a substantial change from the 183 active listings recorded during the first week of August. In roughly a month, Laguna Beach inventory has declined by 33 homes — approximately 18%.
Interestingly, eight new listings came to market this week, up from six last week. But that new supply still wasn't enough to offset homes going into escrow, closing, or otherwise leaving the active market.
For buyers, the result is straightforward: there are fewer homes to choose from today than there were throughout much of the summer.
For sellers, declining inventory means less direct competition — but as the week's price reductions demonstrate, less competition doesn't automatically translate into unlimited pricing power.

That's just $195,000 below the asking price, representing approximately 97% of list price.
