Laguna Beach Real Estate Market Update: Week of September 14, 2026

What is the Laguna Beach real estate market doing in mid-September 2026? As of September 14, Laguna Beach has 152 active listings and 27 homes in escrow. After several consecutive weeks of declining inventory, active listings ticked slightly higher this week, while buyer activity slowed and mortgage rates moved higher.

The headline this week is the first small increase in available inventory after weeks of contraction. Active listings increased from 150 to 152, with six new properties coming to market.

At the same time, three homes entered escrow and five properties closed. Sellers continue to adjust to buyer expectations, with seven of this week’s eight price changes being reductions.

Inventory Ticks Up to 152 Active Listings

After several weeks of declining inventory, Laguna Beach saw a slight increase in active listings this week.

Active inventory moved from 150 homes last week to 152 this week, an increase of two properties.

While the change is small, it breaks the recent downward trend. Laguna Beach had 183 active listings during the first week of August, meaning inventory remains down by 31 homes — approximately 17% — despite this week’s increase.

Six new listings came to market this week, compared with eight last week.

For buyers, the slight increase provides a little more selection, but overall inventory remains considerably tighter than it was earlier in the summer.

For sellers, competition remains lower than it was just over a month ago. However, continued price reductions show that limited inventory alone isn’t enough to overcome aggressive pricing.


Six New Listings Come to Market

There were six new Laguna Beach listings this week, down from eight last week.

Even with fewer new listings, total active inventory increased slightly from 150 to 152.

That makes the next few weeks particularly interesting. We’re now moving into the traditional fall market, when new inventory can sometimes pick up following Labor Day.

The question is whether this week’s slight increase is the beginning of a broader fall inventory bump or simply normal week-to-week movement.

For now, inventory remains well below where it stood in early August.


Eight Price Changes — Seven Were Reductions

There were eight price changes this week: seven reductions and one increase.

That’s identical to last week, when eight properties also changed price, with seven reductions and one increase.

The consistency here is worth watching.

Even though Laguna Beach has substantially fewer active listings than it did in early August, buyers remain price-conscious. Sellers whose properties aren’t connecting with the market are still having to make adjustments.

Scarcity can benefit well-positioned properties, but it doesn’t eliminate the importance of pricing.

For sellers, the message remains straightforward: pricing and positioning matter.


Three Homes Enter Escrow

Buyer activity slowed this week, with three Laguna Beach homes entering escrow, compared with five last week.

One property fell out of escrow, and the total number of homes currently under contract declined from 31 to 27.

That drop in total escrow inventory is something to watch as we move deeper into September.

A single week doesn’t establish a trend, but fewer new escrows combined with higher mortgage rates could contribute to a slower pace of buyer activity.

At the same time, Laguna Beach remains extremely property-specific. Well-priced homes in desirable locations can still attract buyers, while properties that miss the mark on price may require additional time or adjustments.


Five Closings This Week

Laguna Beach recorded five closings this week, matching last week’s total of five.

While new escrow activity slowed, completed transactions remained steady.

That gives us an interesting contrast: closings are continuing to move through the pipeline, but fewer new properties entered escrow this week.

If that pattern continues over several weeks, it could point toward slower transaction volume later in the fall.

For now, it’s something to monitor rather than a definitive shift in the market.


High Sale of the Week: 15 Smithcliffs Road

This week’s highest sale was 15 Smithcliffs Road, which was listed for $13,750,000 and closed for $12,700,000.

That’s $1,050,000 below the asking price, with the property closing at approximately 92% of list price.

At this price point, every Laguna Beach transaction is unique, and one sale shouldn’t be treated as representative of the broader market.

Still, a $12.7 million closing demonstrates that significant transactions continue to take place at the upper end of the Laguna Beach market when buyers find the right combination of property, location and value.


Mortgage Rates Rise to 6.78%

The 30-year fixed mortgage rate increased to 6.78% this week, up from 6.76% last week.

That’s an increase of 2 basis points in one week.

While a 0.15 percentage-point move may seem modest, changes in borrowing costs can have a meaningful impact on monthly payments — particularly with the larger loan balances common in Laguna Beach.

For buyers using financing, rates remain an important factor in purchasing power.

For sellers, higher borrowing costs are also worth watching because they can affect both the size of the buyer pool and what financed buyers are willing or able to pay.


What This Means for Laguna Beach Sellers

For sellers, the overall inventory picture remains relatively favorable despite this week’s slight increase.

Laguna Beach has gone from 183 active listings in early August to 152 today, a decline of approximately 17%.

That means sellers are competing against substantially fewer properties than they were just over a month ago.

But the price-change data tells the other half of the story.

Seven of this week’s eight price changes were reductions — exactly the same breakdown as last week.

Buyers are still willing to transact, but they’re showing discipline when it comes to value.

For sellers, reduced inventory creates an opportunity. Taking advantage of that opportunity still requires the right pricing, presentation and positioning from the beginning.


What This Means for Laguna Beach Buyers

Buyers have fewer options than they did earlier in the summer, although this week brought a slight improvement in available inventory.

Active listings increased from 150 to 152, but that’s still 31 fewer homes than the 183 available in early August.

At the same time, there are signs that buyers may still have negotiating opportunities.

Seven properties reduced their asking prices this week, only three homes entered escrow, and one property fell out of escrow.

That combination suggests buyers shouldn’t assume that lower overall inventory means every seller has the upper hand.

The market remains highly property-specific.

A well-priced home can move quickly, while a property that has accumulated market time or already adjusted its price may offer considerably more room for negotiation.
