Laguna Beach Real Estate Market Update: Week of October 5, 2026
What is the Laguna Beach real estate market doing as we move into October 2026? As of October 5, Laguna Beach has 149 active listings and 27 homes in escrow. Inventory increased slightly this week as new listing activity picked up, while price reductions slowed and mortgage rates climbed further above 7%.
The headline this week is a modest increase in inventory paired with a noticeable jump in new listings. Ten properties came to market over the past seven days, helping push active inventory to 149 homes.
At the same time, four homes entered escrow, one fell out, and six properties closed. Only four properties made price adjustments this week — all reductions — compared with 11 reductions the previous week.
Here’s the full 7-day snapshot.

Inventory Rises to 149 Active Listings
Laguna Beach inventory increased slightly this week, moving from 146 active listings to 149.
The increase coincided with a pickup in new listing activity, with 10 properties coming to market over the past seven days.
While a three-home increase isn’t enough to signal a major shift in inventory, it does give buyers slightly more selection as we move into October.
For sellers, the increase is worth watching. More inventory means more competition for buyer attention, making accurate pricing and strong presentation increasingly important.
10 New Listings Come to Market
There were 10 new Laguna Beach listings this week, compared with six the previous week.
That’s one of the more notable changes in this week’s numbers and represents a stronger flow of new inventory entering the market as October begins.
For buyers who have been waiting for new options, this is a positive development. For sellers preparing to list, it means paying close attention to newly listed competition — particularly properties in the same neighborhood, price range and property type.
Four Price Changes — All Were Reductions
There were four price changes this week, and all four were reductions.
That’s a substantial decrease from the previous week, when 11 properties reduced their asking prices.
Price reductions have been an important theme in the Laguna Beach market recently, so the drop from 11 to four is worth monitoring. One week doesn’t establish a trend, but fewer reductions could indicate that sellers are becoming more realistic with initial pricing or that fewer existing listings required an adjustment this week.
The fact that every price change was still downward, however, reinforces the importance of pricing correctly.
Four Homes Enter Escrow
Four Laguna Beach homes entered escrow this week, while one property fell out.
There are currently 27 homes in escrow, unchanged from last week.
The number of homes entering escrow also remained steady at four.
With 149 active listings compared with 27 properties currently under contract, buyers still have considerably more options than the number of homes actively progressing toward a sale.
That doesn’t mean every property is experiencing the same market. Laguna Beach remains extremely segmented by neighborhood, price point, condition, views and property characteristics.
Six Closings This Week
Laguna Beach recorded six closings this week, up from two the previous week.
The highest sale was 1401 Bounty, which was listed for $5,495,000 and closed for $5,075,000.
That represents a difference of $420,000 from the asking price, with the property closing at approximately 92.4% of list price.
One transaction doesn’t define the broader market, but sales like this illustrate why looking beyond the original asking price is important when evaluating Laguna Beach real estate. The final negotiated price often provides considerably more insight into current buyer and seller expectations.
Mortgage Rates Climb to 7.38%
The 30-year fixed mortgage rate increased to 7.38% this week, up from 7.08% last week.
That’s a 0.30 percentage-point increase in one week and puts borrowing costs further above the 7% threshold.
Laguna Beach has a substantial number of cash and high-equity buyers, so mortgage rates don't affect every transaction equally. But for financed purchases — particularly those involving larger loan balances — changes in rates can materially affect monthly payments and purchasing power.
If rates remain elevated, buyers may become increasingly selective on price, which could put additional pressure on sellers whose homes have accumulated significant market time.
What This Means for Laguna Beach Sellers
For sellers, this week produced a mixed but useful set of signals.
Inventory increased to 149 active listings, and 10 new properties entered the market. That creates additional competition heading into October.
On the other hand, only four sellers made price reductions this week, compared with 11 the week before, while closings increased from two to six.
The takeaway remains relatively straightforward: buyers are active, but they have choices and remain sensitive to value.
A property that is positioned correctly from the beginning can still attract attention. Properties that enter the market above what buyers perceive as fair value may have a more difficult time, particularly as days on market continue to rise.
What This Means for Laguna Beach Buyers
For buyers, this week brought some additional inventory.
Ten new properties came to market, helping increase the total number of active listings to 149. Average days on market also increased from 173 to 176 days, and four sellers reduced their asking prices.
Those conditions can create opportunities, particularly among properties that have been sitting on the market or sellers who are becoming increasingly motivated.
At the same time, mortgage rates climbed to 7.38%, meaning financed buyers need to consider the cost of borrowing alongside any potential negotiation on purchase price.
As always in Laguna Beach, the citywide numbers only tell part of the story. A newly renovated Village home, an ocean-view property in Arch Beach Heights and an estate in Emerald Bay can each experience very different levels of demand.
Laguna Beach Market Watch: The Bottom Line
The week of October 5 brought more new inventory, steady escrow activity, more closings and fewer price reductions.
Active inventory increased to 149 homes, with 10 new listings coming to market. Four homes entered escrow, one fell out, and the total number of properties in escrow remained at 27.
Meanwhile, six properties closed — up from two the previous week — and the highest sale was 1401 Bounty at $5,075,000.
Only four properties reduced their asking prices compared with 11 the week before, although average days on market increased slightly from 173 to 176 days.
The biggest potential headwind this week is the move in mortgage rates, with the 30-year fixed increasing from 7.08% to 7.38%.
As October progresses, the numbers to watch will be whether the increase in new listings continues, whether the 149-home inventory level begins to climb further, and whether buyer activity can hold steady as borrowing costs remain elevated.
Have Questions About Your Neighborhood?
Laguna Beach is an extremely property-specific market. North Laguna, the Village, Woods Cove, South Laguna, Temple Hills, Arch Beach Heights, Top of the World, Emerald Bay and the other private communities can behave very differently even during the same week.
