At the same time, three homes entered escrow, three fell out, and four properties closed. Seven properties made price adjustments this week, all reductions, while the average days on market increased from 169 to 178 days.

Inventory Continues to Decline as Buyer Activity Slows

Laguna Beach's active inventory decreased to 141 listings, down from 145 the previous week.

Only five new properties entered the market, compared with eight last week, continuing the recent trend of limited new inventory.

Despite fewer available homes, buyer activity slowed this week. Just three properties entered escrow, compared with seven the previous week, while three properties fell out of escrow.

That brings the total number of homes currently in escrow to 32, down slightly from 33 last week.

While declining inventory can sometimes create increased competition among buyers, this week's numbers suggest that buyers remain selective, particularly as properties continue to experience longer marketing periods.

One week of slower activity does not necessarily indicate a broader shift in the market, but it does highlight the importance of monitoring both inventory levels and buyer demand.

Average Days on Market Climbs to 178

The average days on market in Laguna Beach increased to 178 days, compared with 169 days the previous week.

This nine-day increase reflects the extended marketing timelines that continue to characterize portions of Laguna Beach's luxury real estate market.

Unlike more traditional housing markets, Laguna Beach properties can vary significantly in price, location, architecture, views, and overall appeal. These differences often influence how long a property remains available before finding the right buyer.

With average days on market approaching six months, sellers need to be especially mindful of how their properties are positioned relative to competing listings.

For sellers, this reinforces the importance of strategic pricing, quality marketing, and realistic expectations.

For buyers, longer marketing periods may present opportunities to negotiate, particularly on properties that have been available for an extended period or have undergone multiple price adjustments.

Four Homes Close as Price Reductions Increase

Closed sales slowed this week, with four properties closing compared with seven the previous week.

Meanwhile, seven properties recorded price reductions, up from five last week.

All seven price adjustments were downward, suggesting that some sellers are continuing to respond to market feedback and adjust their expectations.

Although Laguna Beach remains a highly desirable coastal market with limited housing inventory, buyers are still paying close attention to value.

Properties that are priced above current market expectations may experience longer marketing periods, while homes that are competitively priced and presented effectively are generally better positioned to attract serious interest.

The combination of fewer closings, slower escrow activity, and additional price reductions suggests a more measured pace as we approach November.

Notable Sale: 499 Wendt Terrace Closes for $4.2 Million

The week's highest sale was 499 Wendt Terrace, which closed for $4,200,000.

The property was listed for $4,380,000, ultimately selling for $180,000 below its asking price.

That represents a difference of approximately 4.1% below asking, with a final sale-to-list price ratio of 95.9%.

While one transaction does not establish a broader pricing trend, it provides another example of how negotiations continue to influence final sale prices in Laguna Beach.

Even in a market with limited inventory, buyers are carefully evaluating property values and comparable sales before making purchasing decisions.

For both buyers and sellers, understanding recent neighborhood sales and how individual properties compare remains essential when determining an appropriate price.

Mortgage Rates Edge Lower to 7.36%

The reported 30-year fixed mortgage rate decreased slightly to 7.36%, compared with 7.47% the previous week.

Although the decline is modest, it represents a small improvement in borrowing costs for buyers considering a home purchase.

Mortgage rates continue to influence purchasing power, particularly for buyers financing larger portions of their purchases.

Even relatively small changes in interest rates can affect monthly payments and overall affordability, making financing an important consideration when evaluating potential properties.

For buyers actively searching in Laguna Beach, staying informed about mortgage rates and available financing options can help with planning and purchasing decisions.

What Does This Mean for Laguna Beach Buyers and Sellers?

This week's numbers point to a market with declining inventory, slower transaction activity, and longer average marketing periods.

Although fewer properties are available for sale, buyers are not necessarily rushing to purchase. Instead, the latest numbers suggest a more selective approach, with continued price adjustments and extended time on market.

For sellers: Inventory continues to decline, which means fewer competing listings. However, with average days on market increasing to 178 and seven additional price reductions this week, accurate pricing and strong property presentation remain essential. Sellers should pay close attention to recent comparable sales and current competition rather than relying solely on previous market conditions.

For buyers: Slower escrow activity, longer marketing periods, and continued price reductions may create negotiating opportunities. While inventory remains limited, buyers who understand local property values and remain patient may find opportunities, particularly among listings that have been on the market for several months.

As we move into November, we'll continue watching inventory levels, escrow activity, days on market, pricing adjustments, and mortgage rates to see whether the market maintains its current pace or begins to shift.
