Laguna Beach Real Estate Market Update – Week of October 19, 2026

Market Watch Monday for October 19, 2026

Laguna Beach Real Estate Market Update: Week of October 19, 2026

What is happening in the Laguna Beach real estate market as we move further into October 2026? As of October 19, Laguna Beach has 145 active listings and 33 homes in escrow. Inventory declined slightly this week, while buyer activity picked up, closings increased, and mortgage rates edged lower.

The headline this week is a decrease in available inventory paired with stronger escrow and closing activity. Eight new properties came to market over the past seven days, compared with seven the previous week, while total active inventory dropped from 149 to 145 homes.

At the same time, seven homes entered escrow, one fell out, and seven properties closed. Five properties made price adjustments this week, all reductions, while the average days on market increased slightly from 166 to 169 days.

THE most notable transactions was the closing of 100 Rockledge, which was originally listed for $112 million and ultimately sold for $82,569,990, making it the standout sale of the week, and almost the year, if it weren't for the sale earlier in the year in Emerald Bay which sold for $100,000,000.

Inventory Declines as Buyer Activity Increases

Laguna Beach's active inventory decreased to 145 listings, down from 149 the previous week.

Despite eight new properties entering the market, overall inventory declined, indicating that properties are leaving the active market faster than new listings are being added.

Buyer activity also showed signs of improvement, with seven properties entering escrow and only one falling out. That brings the total number of homes currently in escrow to 33.

While one week of activity does not establish a long-term trend, the combination of declining inventory and increased escrow activity suggests that buyers remain engaged in the Laguna Beach market.

Average Days on Market Increases to 169

The average days on market in Laguna Beach increased slightly to 169 days, compared with 166 days the previous week.

This modest increase highlights the longer marketing timelines that can characterize Laguna Beach's luxury real estate market, where pricing, location, property condition, and buyer preferences can significantly influence how quickly a home sells.

Although escrow activity and closings increased this week, the average time properties spend on the market remains elevated.

For sellers, this reinforces the importance of strategic pricing and strong property presentation from the beginning. For buyers, longer marketing periods on certain properties may create opportunities for negotiation.

Seven Homes Close as Sellers Continue Adjusting Prices

Closed sales increased this week, with seven properties closing compared with just three the previous week.

Meanwhile, five properties recorded price reductions.

These adjustments highlight the importance of strategic pricing, particularly in a luxury market where buyers have a wide range of options and often take a selective approach to purchasing.

Homes that are priced appropriately and presented effectively remain better positioned to attract serious buyers.

Notable Sale: 100 Rockledge Closes for $82.57 Million

The week's standout transaction was 100 Rockledge, a significant Laguna Beach luxury real estate sale.

Originally listed for $112,000,000, the property ultimately closed for $82,569,990.

That represents a difference of approximately $29.43 million, or 26.3% below the original asking price.

While this transaction sits at the very top of the luxury market and is not representative of typical Laguna Beach home sales, it demonstrates that even exceptional coastal properties can experience substantial negotiations between their initial asking prices and final closing prices.

Mortgage Rates Edge Lower to 7.47%

The reported 30-year fixed mortgage rate decreased slightly to 7.47%, compared with 7.53% the previous week.

Although the change is modest, borrowing costs continue to play an important role in purchasing decisions.

For buyers considering a move, understanding financing options and how interest rates affect monthly payments remains essential.

What Does This Mean for Laguna Beach Buyers and Sellers?

This week's numbers point to a market that continues to see meaningful activity despite elevated borrowing costs and longer average marketing periods.

For sellers: Inventory has declined, and more properties are entering escrow. However, with an average of 169 days on market and continued price reductions, realistic pricing and strong property presentation remain essential.

For buyers: Seven new escrows and seven closings demonstrate that transactions are continuing. Buyers should remain prepared to act when the right property becomes available while carefully evaluating pricing, comparable sales, and potential negotiating opportunities.

As we move through October, we'll continue watching inventory levels, escrow activity, days on market, pricing adjustments, and mortgage rates to better understand where the Laguna Beach market is heading.
