Laguna Beach Real Estate Market Update: Week of July 20, 2026

What is the Laguna Beach real estate market doing three weeks into the second half of 2026? As of July 20, 2026, Laguna Beach has 171 active listings, 31 homes in escrow, and a 30-year fixed mortgage rate at 6.61% — new listings slowed to a trickle, closings nearly tripled from last week, and the top sale of the week came in well below the ultra-luxury tier that's defined most of 2026's headline transactions so far.

Here's the complete picture for the week of July 20, 2026.

New Listings Slow to a Trickle — Just Three Homes Hit the Market

Only three new listings came to market this week, down from ten last week. Combined with just three homes going into escrow, overall market activity on the intake side was notably quiet. Active listings eased from 176 to 171 — a five-home pullback that continues the choppy, range-bound pattern of the last several months rather than signaling a clear directional move.

With new supply this thin, the inventory picture heading into late July will depend heavily on whether sellers who've been sitting on the sidelines start listing again, or whether the summer lull deepens further.

Average Days on Market: 164 — A New Number Worth Watching

This week marks the first time we're tracking average days on market in this series, and the number is worth sitting with: 164 days. That's a long runway from list to sale across the market, and it's a useful reminder underneath the weekly snapshot — even in a market with steady weekly closings, individual listings are often taking well over five months to find a buyer. We'll track this figure alongside the weekly numbers going forward to see whether it moves as inventory and rates shift.

Price Changes: Six This Week, But Not All Downward

Six price changes this week — five reductions and, notably, one increase. Every price-change week we've tracked so far in this series has been entirely downward, so a seller raising an asking price is a meaningful outlier. It's a small sample of one, but it's worth watching for whether it's an isolated case (a re-list after a renovation, a reaction to strong early interest) or an early signal that at least some sellers feel emboldened despite the broader reduction trend.

Escrow Activity Continues to Thin — Pipeline Down to 31

Three homes went into escrow this week, two fell out, and total escrow inventory eased to 31. That continues the gradual multi-week drawdown from the 38-home season high in early June — the pipeline has now stepped down from 38 to 33 to 32 to 31 over the past several weeks. The pace of new contract-writing remains light, consistent with the softer summer pattern we flagged as a possibility back in late June.

With only three new escrows and two fallouts, the net change was minimal, but the small numbers on both sides reflect a market that has genuinely slowed its pace of new transactions, even as existing pipeline homes continue to close out steadily.

Five Closings — More Than Double Last Week's Pace

Five closings this week, up sharply from just two last week. That's a welcome rebound after what was a particularly quiet closing week, and it brings closing activity back in line with the five-to-seven-home weekly floor the market has maintained through most of 2026.

2621 Victoria Dr: $4,255,000 Close — A Different Tier Than Recent Headlines

The week's top sale was 2621 Victoria Dr, listed at $4,395,000 and closed at $4,255,000 — a 3.2% discount to list and a 96.8% list-to-close ratio, a strong result reflecting well-aligned pricing.

What's most notable about this week's high sale isn't the ratio — it's the price point itself. After a run of multi-million-dollar ultra-luxury closes defining the "high sale of the week" all spring and summer — $19.75M in Three Arch Bay, $16.25M in North Laguna, $13.25M in Emerald Bay, $10.8M in South Laguna, $10.55M in Smithcliffs — this week's top transaction came in well under $5M. That's a meaningful change in the composition of activity at the top of the market this week, and it's worth watching whether it's simply the natural lumpiness of a low-volume week or an early sign that the ultra-luxury segment is taking its own summer pause even as more moderate price points keep transacting efficiently.

A 96.8% list-to-close ratio at this price point is a strong outcome regardless of tier — it reinforces the same lesson we've seen play out at the $10M-plus level all year: homes priced accurately close efficiently and close near ask.

Rates Tick Up to 6.61% — Five-Week Stability Streak Ends

The 30-year fixed rate moved from 6.58% to 6.61% this week — a three-basis-point increase that, while small, ends the run of tight-band stability we'd tracked since late June. Rates had held between 6.51% and 6.57% for five consecutive weeks; this week's print is the first to move meaningfully outside that band.

It's a single week of data, and three basis points is not a dramatic shift on its own. But after more than a month of calm, it's worth watching whether this is the start of a gradual move higher or simply a one-week fluctuation. Either way, buyers currently in escrow or actively shopping should expect slightly less rate certainty than we've had through most of the summer so far.

What This Means If You're a Seller

New listings were scarce this week, and active inventory eased to 171 — modestly less competition than last week. Five closings, more than double last week's pace, show the market is still absorbing well-priced homes efficiently, as the 2621 Victoria Dr close at 96.8% of list demonstrates. If you're pricing a new listing, that close is the template: price close to where the market actually is, and expect an efficient result.

What This Means If You're a Buyer

Closings picked up significantly this week, showing the market hasn't gone quiet even as new contract-writing stays light. The uptick in rates to 6.61%, ending five weeks of stability, is worth factoring into your planning if you're actively shopping — it's a small move, but the first real change in over a month. With only 31 homes in escrow and new listings thin, well-priced homes may see less competition from other buyers right now than they did earlier in the summer.
