Laguna Beach Real Estate Market Update: Week of August 24, 2026

What is the Laguna Beach real estate market doing in late August 2026? As of August 24, Laguna Beach has 166 active listings, 35 homes in escrow, and an average of 162 days on market. Inventory continues to tighten heading toward Labor Day, while the number of homes under contract is quietly moving higher.

The headline this week isn't transaction volume — it's the continued shift in inventory and escrow activity. Active listings dropped by another six homes, while the escrow pipeline increased to 35 properties. At the same time, average days on market climbed again, reinforcing just how selective buyers remain.

Inventory Drops Again — 166 Active Listings

Active inventory fell from 172 homes last week to 166 this week, continuing the pullback we've been watching through the second half of August.

That's now a meaningful shift from the 183 active listings we saw during the first week of August. In just a few weeks, Laguna Beach inventory has declined by 17 homes — roughly 9%.

Only three new listings came to market this week, so we're not seeing much fresh inventory replace the homes being absorbed or removed from the market.

As we approach the end of the traditional summer season, this is something worth watching. If inventory continues to tighten while escrow activity builds, buyers heading into the fall could have fewer options than they had during the summer.


Average Days on Market Climbs to 162 Days

The average days on market increased again, moving from 155 days last week to 162 days this week.

This continues to highlight the split we're seeing in the Laguna Beach market.

Homes that are positioned correctly can still attract buyers and move into escrow. Meanwhile, properties that haven't connected with the market continue accumulating days.

A 162-day average is more than five months on market. For sellers, that's a strong reminder that buyers aren't simply purchasing whatever becomes available. They're being patient, comparing their options, and waiting until the price and property make sense.


Four Price Changes — Mostly Moving Lower

There were four price changes this week: three reductions and one increase.

That's slightly more adjustment activity than last week, when only two properties changed price.

With average days on market continuing to climb, pricing remains one of the most important variables for sellers heading into the fall market. Buyers have had months to watch many of these properties, and simply being available isn't enough to create urgency.


Escrow Pipeline Strengthens to 35 Homes

One of the more encouraging numbers this week is the continued increase in pending activity.

Three homes entered escrow, none fell out, and there are now 35 Laguna Beach homes under contract.

That's up from 31 last week and represents a noticeable improvement from the quieter portions of the summer.

This is important because the active inventory number alone doesn't tell the entire story. Inventory is declining while the escrow pipeline is simultaneously growing.

That suggests buyers are still active — they're simply being selective about which properties they're willing to pursue.


Two Closings This Week

Laguna Beach recorded two closings this week, matching last week's total.

While closing volume remains relatively light, the growing number of homes currently in escrow could translate into stronger closing numbers as we move through September.


High Sale of the Week: 376 Diamond Street

This week's highest sale was 376 Diamond Street, which was listed at $4,325,000 and closed for $4,237,500.

That's approximately 98% of the asking price, a relatively tight spread between list and sale price.

Transactions like this are another reminder that even in a market characterized by elevated days on market and selective buyers, well-positioned properties can still transact close to asking price.


Mortgage Rates Edge Higher to 6.71%

The 30-year fixed mortgage rate moved to 6.71% this week, up from 6.66% last week.

It's not a dramatic week-over-week move, but rates remain firmly in the upper-6% range and continue to influence affordability and buyer behavior.

For Laguna Beach buyers, particularly those financing larger purchases, even relatively small movements in rates can materially affect monthly carrying costs.


What This Means for Laguna Beach Sellers

The combination of 166 active listings and a 162-day average market time tells an interesting story.

Competition among sellers is declining as inventory comes down, which is positive. But buyers remain selective, and the increasing days-on-market figure shows they're not feeling pressure to purchase properties they believe are overpriced.

Heading into the fall market, sellers should pay close attention to both sides of that equation.

Less inventory can create opportunity — but only if the property is positioned where today's buyers see value.


What This Means for Laguna Beach Buyers

Buyers are entering fall with fewer active choices than they had at the beginning of August, but there's still enough inventory — particularly older inventory — to create negotiating opportunities.

The increase to 35 homes in escrow also shows that other buyers are beginning to act.

That doesn't mean buyers need to rush. It does mean that the quieter summer environment may gradually begin changing as inventory contracts.

For buyers who have been watching a particular property or neighborhood, this is a good time to understand how long individual homes have been sitting, their pricing history, and where comparable properties have actually traded.


Laguna Beach Market Watch: The Bottom Line

The late-August market is showing a fairly clear pattern:

Inventory is tightening. Escrow activity is increasing. Days on market remain elevated.

Active listings have dropped from 183 in early August to 166 today, while the escrow pipeline has grown to 35 homes.

That's a combination worth watching as Laguna Beach transitions out of summer and into the fall selling season.

The next few weeks should give us a better indication of whether the increasing escrow activity represents the beginning of a stronger fall market or simply buyers taking advantage of opportunities that accumulated during the slower summer months.
