AHHHH...September.
Somebody asked me this the other day, and I had to sit with it for a second, because there are a couple of ways to look at it depending on which side of the transaction you're on.
If you're a buyer, my answer is yes. Here's why.
Why September Favors Buyers
By the time we roll into September, a lot of Laguna Beach homes have been sitting on the market since spring or early summer. These are properties owned by sellers who fully expected to close during peak season, and for whatever reason, it didn't happen.
That timing matters more than people realize. Sellers who thought summer would be their moment and watched it pass tend to be tired. They're frustrated with the process, worn down by showings, and mentally further along toward "let's just get this done" than they were back in April, when everyone was optimistic, competing offers were common, and sellers had the upper hand.
That shift in mindset is where buyer leverage comes from. It's not about the calendar. It's about where sellers' heads are at.
What This Means If You're Selling
If you're on the seller side, the flip side is real. Sitting on the market into September puts you in a more exposed position. Price cuts become a much more likely conversation, and buyers who've been watching your listing know it.
This isn't a reason to panic if you're selling in the fall. It's a reason to be strategic about pricing, presentation, and expectations going in, rather than reacting once you're already a few months into a stale listing.
The Bigger Picture on Timing
I get asked about market timing constantly, and the honest answer is that the calendar isn't the variable I focus on most. What matters more is understanding where the people on the other side of the table are, psychologically and financially, at any given moment. September just happens to be a month where that dynamic tends to tilt in the buyer's favor here in Laguna Beach.
